Freddie Mac reported a 6.95% national average for a 30-year fixed-rate mortgage on September 17, 2026. The 15-year fixed-rate average was 6.26%. One week earlier, the 30-year average was 6.76%, and one year earlier it was 6.26%.
Those numbers give buyers a useful market reference, but they are not a quote for every borrower. Freddie Mac's survey is based on conventional, conforming, owner-occupied single-family purchase applications submitted through its Loan Product Advisor system. Your rate and loan costs can differ based on the loan program, credit profile, down payment, property, occupancy and lender terms.
The 30-year national average increased by 0.19 percentage point from the previous week and by 0.69 percentage point from the same week in 2025. Those are calculations from Freddie Mac's published averages, not a forecast of where rates will move next.
A weekly change can affect a payment estimate, but it should not be the only reason to buy, wait or select a property. A useful decision starts with the complete monthly housing cost and the amount of cash you would need before and after closing.
Before comparing homes, define a monthly range that leaves room for the rest of your finances. The estimate should consider principal and interest, property taxes, homeowners or condominium insurance, association charges when applicable, mortgage insurance when applicable, and a reasonable allowance for maintenance. A condominium may also require review of association reserves and special assessments.
A lender can help determine which loan options may be available. A real estate professional can help identify the property information that belongs in the analysis. Neither role replaces your own financial decision or advice from the appropriate licensed professional.
When you receive loan scenarios, ask for the same purchase assumptions so the comparison is meaningful. Review:
A lower displayed rate may involve upfront points or other costs. Ask the lender to explain the tradeoff in writing and review the official loan disclosures before deciding.
Financing is only one part of the purchase. In South Florida, two homes with similar prices can carry different ongoing costs because of insurance, flood exposure, association budgets, building condition or property-tax treatment. Obtain the property-specific documents that apply to the home you are considering and allow the appropriate professionals to review them within your contractual timelines.
For a condominium, this may include the association budget, current assessments, reserve information, inspection reports and meeting records. For a single-family home, the questions may center on insurance availability, roof and system condition, flood-zone information, inspections and comparable sales. The relevant list depends on the property and contract.
No one can promise the next move in mortgage rates or home prices. Waiting may improve one part of the calculation and change another. Moving forward may make sense when the home fits your needs, the complete payment is manageable, the property review is satisfactory and the transaction leaves you with an appropriate financial cushion. Waiting may be reasonable when those conditions are not met.
The useful question is not whether today's national average is good or bad in isolation. It is whether a specific property and financing proposal work for your plans after the numbers and documents have been reviewed.
